INTERESTED IN OWNING A BRAND NEW HOME?
Let's get started.... First we have to sit down and do a "buyer consultation" so I have an idea of what you are looking for. You will need to hire me as your buyer's agent. Next I will explain the financial process in building a new home...where to shop for interest rates and then a breakdown of closing costs including the payout schedules of the lenders and how it works. We will need to drive areas and neighborhoods to find out where you want to live and then get a lot lined up if available. If there are none available I will have to contact owners in the area to see if any are interested in selling. After we find the lot it is time to move on to house plans...
7500 Dream home plans.... I have a CD with 7500 house plans on it and it is very simple to navigate. We will start by selecting style and size then start viewing plans, printing out ones you are interested in. I just built a new home myself and got my house plans from this very CD (see photo). You can also look at magazines and drive by homes that you like (I can take a digital photo to show to the builder later). Once we have the plans and the lot, it is time to move on to the builder. I work with one of the top builders in the area. I have sold over 47 homes in the last 11 years and had a great deal of customer satisfaction with each and every one of their homes. Should you have your own builder or builders in mind we will certainly consider them also. Selecting a builder... At this point I will drive you by homes that each of the builders have recently built. Trying to get you inside at least one or more of these homes...so you can look for workmanship and attention to detail. In addition I will supply you with names and phone numbers of people who have built with each builder in the past. This gives you the opportunity to see if there were any problems with communication, cost and finish time. Last we will submit house plans to each, for a bid...finally narrowing down the field. Once you have selected one you feel comfortable with we will set up a meeting and start working out the details...allowances for flooring, lighting & kitchens etc. I am usually a pretty good resource here because of my experience in not only selling new contruction but building myself. We will start to fine tune things and get the final bid pulled together.
Paperwork... I have all the contracts involved in new construction on my laptop and now we will sit down and put it all on paper. I can supply the builder with the building material spec list to fill out and find out what his warranty is and if he has it in writing. We will also need plans or at the very least a building sketch to take to the bank. When all is ready and signed I will help you shop rates with the local lenders and set up the appointment and go with you to the bank. Once the loan is approved I will schedule a closing and you are on your way! Now the trick is to make your selections so that things move along on schedule. I may be able to give you some pointers here also...where to shop for lights, carpet etc. I specialize in new construction and am able to make a smooth process out of most of the packages I put together.
